Mortgage Recast Calculator Examples: Different Loan Scenarios

Three worked recast examples across different balances, rates, and lump sums, using the same amortization formula the mortgage recast calculator runs. For term definitions, see the recast terms glossary.

Example 1 — Mid-Size Balance, 27 Years Remaining

$450,000 balance, 6.5% rate, 27 years remaining, $75,000 lump sum

Before RecastAfter Recast
Principal$450,000$375,000
Monthly Payment$2,950.00$2,458.33

The $75,000 lump sum lowers the monthly payment by $491.67 — about a 17% reduction — while the 6.5% rate and 27-year remaining term stay exactly the same.

Example 2 — Smaller Balance, Shorter Remaining Term

$180,000 balance, 5.25% rate, 15 years remaining, $30,000 lump sum

Before RecastAfter Recast
Principal$180,000$150,000
Monthly Payment$1,446.98$1,205.82

Even with a shorter remaining term (15 years, which raises the baseline monthly payment relative to a longer-term loan of the same size), the same proportional lump sum (about 17% of the balance) produces a similar-sized proportional drop — $241.16 less per month.

Example 3 — Jumbo Loan, Larger Lump Sum

$600,000 balance, 7.0% rate, 20 years remaining, $100,000 lump sum

Before RecastAfter Recast
Principal$600,000$500,000
Monthly Payment$4,651.79$3,876.49

This scenario — a jumbo loan balance with a higher rate — shows the largest absolute monthly savings of the three examples, $775.30, since both the starting payment and the lump sum are larger in dollar terms. Jumbo loans (those above the conforming loan limit) are generally still eligible for recasting, unlike FHA/VA/USDA loans — see the recast terms glossary for the full eligibility picture.

What These Examples Show

In all three cases, the rate and remaining term never change — only the principal balance resets lower, which is the entire mechanism behind a recast’s payment reduction. Notice the recast fee (commonly $150-$500) is tiny relative to the monthly savings in every example here, meaning it typically pays for itself within the first month or two. See mortgage recast vs. extra payments vs. refinancing to weigh whether a lower monthly payment (recast) or a shorter payoff timeline (extra payment, no recast) better fits your actual goal before choosing.
